Building or renovating a home is personal. After years of high volume production, Streetscape Homes has remastered our approach. We now focus exclusively on a boutique experience for our clients in Saskatoon. This means fewer projects, higher attention to detail, and a direct partnership with the owner.

The Streetscape Design & Build Process

Phase 1: The Perfect Fit

(Discovery & Vision)
​We start with a conversation, not a sales pitch. Whether it’s an custom infill build, a major renovation, or a legal suite, we dive into your vision and lifestyle to see how your goals align with the unique potential of the property. Drawing on 25+ years of building experience, we explore the project's possibilities and help establish a Preliminary Budget Range. This stage is about ensuring that we are the right partner for your project and that your design aspirations and investment goals are fully synchronized before moving to formal design.

Phase 2: Tailored Design

​(Concept to Working Drawings) 
​We move from broad strokes to fine details. We start with a preliminary concept to verify feasibility, then advance to detailed construction drawings and selections. We curate the process for you so you do not have to navigate this alone. Whether you want to choose every detail or prefer we present you with a "Look Book" of expert recommendations, we guide the planning and selections so you never feel overwhelmed.

Phase 3: Fixed Price Certainty

(Fixed Price Contract)
You deserve certainty. We present you with a detailed construction agreement and a Fixed Price. No surprises and no "cost-plus" ambiguity. We build exactly what is in the specification and the working drawings for the price on the contract. 

Handling Adjustments: Experience has taught us that seeing your home in real life can sometimes spark new ideas. If you decide to upgrade a finish or make an adjustment during the build, we use a transparent Change Order system. No work is performed and no costs are added without your written approval first. No surprises, You remain in the driver's seat.

Handling the Unknowns in Renovations: We cannot always see what is behind the walls. To prepare for this, we include a contingency budget. If a hidden issue requires a change in scope, we handle it through a transparent revision process. We present you with the options and associated costs for your approval before any extra work is done. No surprises 

(Note: If you proceed to build with us, the design fees from Phase 2 are credited towards your construction deposit.)

Phase 4: The Connected Build

(Construction & Live Portal)

We believe in keeping you informed, not giving you a second job. We manage the daily complexities and logistics while you watch the transformation. Through
The Streetscape Project Hub, you have a window into the build where you can view photos, schedules, and updates from your phone or laptop. You always know what is happening without having to manage it yourself.
  • Site Visits: We schedule structured walkthroughs at critical milestones: framing, electrical, and finishing. These are exciting moments where we tour your project together so you can feel the space, ask questions, and see your plans officially come to life.
  • "Neighborhood Relations: For our infill projects and major renovations, we implement our Good Neighbor Protocol during this phase to manage logistics and maintain positive relationships with your future community."

Phase 5: The Welcome Home Reveal

​(Possession & Quality Control)

We aim for a seamless turnover. We perform quality inspections throughout the entire build, not just at the end. Before your final walkthrough, we conduct a rigorous internal inspection to catch details ourselves. 
Our goal is to ensure the turnover and post possession periods have as few concerns as possible. When we walk the project with you, we demonstrate the mechanical systems and ensure every finish meets the Streetscape standard.

Phase 6: Continued Care

(Warranty & Service)
​Our relationship continues after the keys are handed over. As a member of the Saskatchewan New Home Warranty Program, your investment is protected.
We conduct scheduled post possession check-ins to ensure your home performs exactly as designed. We want you to feel as supported in year one as you did on day one. See why our homeowners recommend us.​

Frequently Asked Questions on Our Process

How long does it take to build a custom home in Saskatoon?

Typical timelines range from 8 to 12 months depending on the complexity and size of the home. Infill projects in established neighborhoods may require additional time for demolition and city permits.

I am worried about being overwhelmed by choices. Do I have to pick every finish myself?

​Not unless you want to. We understand that "custom" can sound paralyzing. Our goal is to curate the process, not burden you with it. We (and our design partners) can present you with tailored recommendations and "Look Books" based on your style. We narrow the infinite options down to the perfect few so you can make confident decisions without the stress.

Can I use my own plans?

Yes, but we review them with the same rigor as if we started from scratch. We analyze every detail including engineering and energy code requirements to ensure the plans meet our high standards. If we find gaps or risks, it sometimes means redrawing the plans with our trusted designers before we finalize the agreement to build.​

Do you handle the building permits and city inspections?

Yes. We manage the entire permitting process for you. Compliance with zoning, engineering, and building codes is critical for every project we undertake. We handle the full scope from the initial application to the final occupancy inspection, ensuring your build meets all City of Saskatoon standards.
