Is Your Basement Truly "Suite Ready"? The Technical Truth for Saskatoon Homeowners

In Saskatoon, "Suite Ready" is a marketing term rather than a building code definition. While many builders include a separate side door and basic plumbing rough-ins, a truly ready basement requires preplanned structural spans, independent mechanical access, and sufficient electrical load capacity. We define a Suite Ready home as one designed to become a legal rental without structural compromises, window size changes, utility conflicts, or required alterations to the exterior siding. We Audit the "As-Built" Reality (Not the Marketing Plan)

​A builder's floorplan shows the intent; our technical audit shows the reality. When we arrive at your home for a site visit, we identify the "gaps" that exist between the sales brochure and the concrete in front of us. We cannot change the as-built state of your home, but we must identify it to provide an accurate budget.

Structural and Egress Verification

We assess the existing structural bones of your home to determine the most efficient layout. We sometimes find that teleposts are not located exactly where the plans indicated, which can obstruct a functional kitchen or living room layout. We also verify that your windows are truly egress compliant. If they were installed even slightly undersized, they do not meet fire code for a bedroom, and we must account for that correction before we start construction.

Electrical Load and Panel Logic

We take a deep dive into your power capacity. A "Suite Ready" home does not always have the service required for a second kitchen and laundry, especially if you have added high-draw items like:
  • EV Chargers or Solar Arrays
  • Hot Tubs or Steam Showers
  • Central Air Conditioning
