Saskatchewan Secondary Suite Incentive Grant Program
Some info for you on the Saskatchewan Secondary Suite Incentive Grant Program
The Saskatchewan Secondary Suite Incentive (SSI) Grant Program aims to enhance housing affordability and expand rental options by supporting homeowners in constructing new secondary suites on their primary residences. The program offers a grant covering 35% of eligible construction costs, up to a maximum of $35,000 per qualifying suite.
Key Benefits:
- Supplementary Income: Homeowners can generate additional revenue by renting out the newly constructed suites, aiding in mortgage payments and overall financial stability.
- Increased Rental Availability: The initiative contributes to a broader range of affordable rental options within communities, addressing the growing demand for housing.
- Qualifying Suites: Eligible secondary suites include basement suites, laneway homes, garden suites, or garage suites situated on the homeowner's primary residence property.
- Compliance: The suite must adhere to the National Building Code of Canada and all relevant national, provincial, and municipal regulations. Necessary permits and approvals for rental use are mandatory.
- Eligible Costs: Expenses directly related to constructing the new suite, such as materials, labor, and standard appliances (up to $5,000), incurred between April 1, 2023, and March 31, 2026, are considered eligible.
- Ineligible Costs: Renovations to existing suites or the primary residence, as well as costs for minor appliances, draperies, tools, and cleaning products, do not qualify for the grant.
- Homeowners must complete the construction of the secondary suite and obtain an occupancy certificate or equivalent from their municipality before applying.
- A properly filled application form, accompanied by all necessary supporting documents and invoices, should be submitted to the Ministry of Finance by March 31, 2027.
- If a builder is hired, homeowners are advised to verify the builder's valid PST vendor’s licence through the Provincial Sales Tax Registry and include the builder's federal business number and PST vendor’s licence number in the application.
